Houses Rules 

 Opening statement -
Our rules are in place to ensure a comfortable and enjoyable stay for all guests. Following them helps maintain a harmonious environment and preserves the integrity of our space. Failure to adhere to these guidelines may result in deductions from the security deposit or other penalties, ensuring fairness and accountability for all.
Any house rules adopted for the Property shall be deemed to form part of the conditions of the Agreement and shall be binding on You. To the extent of any inconsistency the house rules will prevail over the conditions of the Agreement.

Access to the Property-
Access to the Property on commencement of any booking shall remain subject to consent of the owner of the Property and on payment of all moneys contemplated in the Agreement.
The Property will not be made available to persons under 28 years of age ("Schoolie" or "Youth Groups") or for special events or parties (unless otherwise agreed). In the event that any booking is found to be in breach of this condition We reserve the right to cancel the booking immediately and forfeit all moneys payable under the Agreement and the bond.

If the Property is found to have an unauthorised function involving persons greater than the number of guests authorised to be accommodated at the Property, We reserve the right to cancel the Agreement immediately and evict all occupants of the Property. You will also be responsible for any fines issued by the Municipal Council and damages incurred.

Parking-
Guest parking for the located directly in front of the front door entrance. Please note that only one vehicle space is allotted per bedroom.

Noise and the neighborhood-
Guests should refrain from excessive noise, particularly late at night, to respect both our neighbors and fellow guests. Quiet hours are observed from 10pm, during which we ask for noise levels to be kept to a minimum.

Laundry-
Laundry and dryer facilities are available for use by guests. If you require access to these amenities during your stay, please contact us in advance to make necessary arrangements.

Eating areas-
Eating in bedrooms is strictly prohibited. However, in the one-bedroom villa, only tea and coffee are allowed in the bedroom area.

Smoking-
Smoking is strictly prohibited. Thank you for your cooperation in maintaining a smoke-free environment for all guests.

No shoes-
Wearing of shoes inside the home is prohibited. This rule helps to maintain cleanliness and preserve the condition of the floors.

Parties and events-
Parties and events are strictly prohibited at the house. We aim to maintain a peaceful environment for all guests to enjoy their stay.

Visitors-
Only registered guests are permitted on the property. Any extra overnight visitors will incur additional fees, and approval must be obtained in advance.

Keys-
All keys, access code devices and remote-control units must be returned to the key safe immediately on departure. Any late departure and/or non-return of keys, security passes and/or remote control units will be charged an extra fee of $150.00 (including GST) which will be deducted from the bond. Should locks or other security devices need to be changed as a result of lost keys, the full cost will be deducted from the bond. In the event that any damage or unsatisfactory cleaning or rubbish is evident at the Property on your arrival, please report that to Us immediately. We will endeavor to rectify any issues as soon as
possible

Cleaning the property-
Please ensure that you clean the property before departure and dispose of all your rubbish in the bins as marked. Dirty dishes should be washed and put away. Additionally, please remove the linen on the day of your check-out. Alternatively, a cleaning fee will be charged.

Rubbish-
All rubbish must be placed in the rubbish receptacles provided and lids secured. Rubbish must not be left in public or common areas and will not be collected from the roadside if not properly disposed of. Any rubbish bins must be placed outside the Property the night before the local collection and upon Your departure. Details of rubbish collection dates will be advised in Your check-in email message. Please remove any excess garbage and recycling material from the Property on Your departure. Any rubbish bin left overflowing and any excess garbage or recycling material left at the Property will incur a rubbish removal charge of $75.00 per bag which will be deducted from the bond.

Pets-
Pets are not permitted on the premises. This rule is in place to ensure the comfort and safety of all guests, including those with allergies or phobias.

Security& Appliances-
Please remember to close and lock all doors and windows and turn off lights and all appliances before leaving the property.

Transfer of Lease or Sub Letting-
You must not transfer or sub-let the whole or any part of the Property

Hanging Clothes-
You must not hang any clothes/belongings outside the Property other than where provision for the hanging of clothes/belongings has been provided.

Repair of vehicles-
You must not carry out any mechanical repairs of any type to motor vehicles, boats or motorcycles in or around the Property or any common property

Our Rights-
You acknowledge that the insurance policy of the owner of the Property does not provide cover for Your personal possessions.

Damages and breakages-
Please report any damages and/or breakages before checking out. For cases when the cost of the damage exceeds the security deposit additional fees will be levied.

Checkout arrangements-
Check-in time is at 2:00 PM, and check-out time is at 10:00 AM. We kindly ask that guests adhere to these times to ensure a smooth transition for incoming and outgoing guests.

Right to enter the property-
We reserve the right to enter the Property with reasonable notice, in order to: carry out any necessary maintenance or repair. And verify a reasonable belief that You have not met your duties under the Agreement.
